Local notes
Buying has to work in monthly life, not just on paper
In Hawaiʻi, the trap is comparing rent to mortgage only. Ownership also brings insurance, maintenance, yard, pest, utilities, repairs, and a giant upfront cash decision.
- A lower mortgage than rent can still be a worse month if insurance and repairs are ignored.
- A higher payment can still be worth it for stability, family, school, pets, or multigenerational reasons — but the cash flow should be visible.
- Best next step: compare lender estimates, inspection findings, insurance, maintenance reserve, and first-year repairs separately.
